There is definitely a formula to successfully marketing Spanish property to a global audience of buyers. Currently, Spanish nationals are responsible for just 5% of property purchased in Spain, so attracting foreign buyers has never been more important. Do they make the property look light, bright and inviting or dark and cluttered? How inspiring is the property description of your property (and the town or village it is in or near)? Is it so good that it makes you want to buy your own house all over again? If not, perhaps it does not inspire buyers either!? Have you seen property details of your direct competition? It is essential to have seen the on-line details of at least 10 comparable properties. Unless you know your competition, it is impossible to set the correct asking price and impossible to know if you need to make any home improvements to décor etc. How far and wide is your property being advertised and to which nationalities? Changing the main photo of your property on all the portals/websites is a great way to generate new interest and can give your advert a fresh look every few months. Including beautiful photos of the village, town, countryside, beach or local lake is equally important as photos of the house. Buyers are attracted to areas, not just properties. Being aware of statistics such as enquiry levels (including the fluctuation of nationalities enquiring) helps significantly to tailor advertising in order to follow trends.
