This month I met with Denise Hill from Sunset Properties estate agents. Despite it being a cold wet and raining Denise came to chat full of enthusiasm and excitement over the expansion plans for the business.
Sunset Properties started in 2004 as an Internet based estate agency primarily for Competa and the surrounding inland villages. Having previously worked for another agent in the area, Denise was well equipped and experienced to go it alone. In 2004 an Internet based estate agency was a new idea and Denise was one of the first to achieve a successful business without the need for a shop front.
Over the last 14 years Sunset Properties has widened its sphere and now serves the whole of the Axarquia area taking on and selling properties both inland and on the coast. As a result Denise now feels the need for an office location in order to give the best service to her clients. Over the years paperwork has become more of an issue when selling houses and customers don't always understand what they need, what they already have or what has changed since they bought. An office location in Torre Del Mar provides a central point for her customers to pop in with paperwork and have a chat face to face to ask questions. The new Sunset Properties office is on the main road through Torre Del Mar just along from the police station. She shares this office space with a long term colleague Antonio Ortega who runs Asesoria Axarquia. Although they share office space, they run totally separate and independent businesses whilst having the up most respect and trust for each other. Having Antonio on hand is great for when clients have legal questions about the sale of their properties. He is quick and efficient.
Denise is excited about this expansion and also hopes that it will encourage more people to list their properties for sale with her. Sunset Properties also works well and has good relationships with many other estate agents all over the Axarquia in order to have a full catalogue of as many properties as possible for her buyers. However, she explained there is always the need for more properties, both coastal and inland.
The Sunset properties website is a detailed and comprehensive website full of both properties listed for sale and valuable information explaining the buying and selling process. The website, now backed up by a central office, is a winning formula. As we talked I realised how important it was that Denise gave as much information to both her buyers and sellers. When she arrives to take on a property she comes with a pack of information to explain in detail how the selling process works and what paperwork is needed. She prides herself on being up to date on the latest updates and legal changes and understands all documentation involved in the buying and selling process in order to keep her clients up to date and informed too. When taking on a property Denise also takes internal room measurements and provides floor plans where possible which are added to the property descriptions. She also offers an Aerial Photography service which she believes is a great investment. From experience the properties listed that have used this service get more viewings than those that don't.
So as we concluded our chat I asked “So, if I wanted to sell my property what do I need to do and what paperwork do I need?” Denise answered this question eloquently with detail and was professional and knowledgeable.
